One building, several responsibilities

Station Road combines two shops with a one-bedroom and a two-bedroom flat. It was fully tenanted at acquisition, introducing us to the practical demands of a mixed-use building and multiple tenancies.

Working through the complications

Our case study records a protected lease issue, a change of lender, additional valuation work and changes to the legal arrangements. These brought delays and extra costs, requiring clear communication between our broker, agent and solicitors.

Education put into practice

Raising the lease issue within the Mastermind community led to a reassessment of the lending approach. We moved to Hampshire Trust Bank and worked through the remaining legal and valuation requirements. The completion statement records 26 February 2026.

The lesson we took forward

Persistence mattered, but so did knowing when to seek specialist help. This purchase reinforced the value of flexible plans, realistic allowances for costs and strong professional relationships.
